Moving a listing to transactions once it's under contract?

Q: Can you move a listing to transactions once its under contract?

A: Changing the Status from 'Active' to 'Pending' it will ask if you want to start a transaction.

    Can you answer this in full please? What happens to the listing once the transaction is created?

    Nothing. It stays there as a Pending Listing. There is no reason to ever delete them unless it is some unique reason, mistake, etc.

    So when the "listing" that has now been created as a "Transaction" as it is pending stays there until day of closing and then I update the "Listing" as well as the "Transaction"? Isn't that doubling up the need to close one deal?

    There is every reason to keep them for future reference, and no reason to delete them.

    OK Gary. Not for the first time we do not seem to communicate very well with one another. As the comment email is a no reply one, and the chat function is not on, the only alternative is to post publicly here, or on FB which is not what I would have preferred to to have done.

    I am not sure why there is always such misunderstanding. Firstly, you have not answered the question fully. What happens to the listing? It has generated a transaction when changing the status, so now there are 2 things for the same property. A listing and a transaction. Both are now listed as pending.

    There is absolutely NO reason to keep 2 records of 1 property unless you are representing both sides, and if there is perhaps you can with your wisdom explain the reasoning? If I need a record of the "transaction" I have it there. The transaction is also a record of the listing just in its pending and closed form.

    So what happens to the listing? We turn that into sold on closing day as well as the transaction? Now it is pending, it is not a listing as it is no longer on the market, yet still there showing as such on my RV account as well as in transactions.

    Chat has been on most of the day and for the last couple hours.Sorry if you happened to try when it was closed.
    The listing stays there.The listing has a good deal of information that does not transfer to the transaction. Hence one reason for keeping it.
    If you wish to see only Pending Properties, or Pending or Closed Transactions, then you just leave those filters on when displaying them. Another reason not to delete them.
    But if you don't care to keep them then you need not. it's a personal choice. I never deleted old listings or transactions because I wanted to keep them as reference. Most people do which is why we have it that way.
    Everyone has their preferences.
